Building Smart for Southeast TN Soil
When a McDonald, TN homeowner wanted to add a gazebo and day room to their property, the challenge wasn’t the structure but rather what was underneath it.



Project Overview
Southeast Tennessee is known for its unstable, shifting soil conditions that make traditional poured footers a gamble for detached outbuildings. Settling, cracking, and heaving over time are common outcomes when you rely on a conventional footer in this type of terrain.
Our solution was concrete pilings a foundation system better suited to the soil conditions found across this region. Pilings transfer the load of the structure down through the unstable upper soil layer and into more stable ground below, giving the building a solid, long-term foundation without the risk that comes with a traditional footer in problematic soil.
This project involves three connected scopes of work on the same residential property, all designed to flow together as a finished outdoor living system.
Poured footers work well in stable soil. But Southeast Tennessee presents conditions that make traditional footers a long-term liability on many residential properties like clay-heavy soil that expands when wet and contracts when dry, sloped terrain with variable compaction, and freeze-thaw cycles that accelerate movement in shallow footers.
Concrete pilings solve these problems by bypassing the unstable upper soil entirely. The load goes straight down into competent bearing material, and the structure above stays level and stable regardless of what the soil does around it. For a detached structure like a day room or gazebo, this is the right foundation system, and it’s the choice we made here.
This project is currently underway. The piling foundation is complete, the structure is framed and under roof, and the bridge and stamped walkway are in active construction. We will update this page with finished photos as each phase is completed.
Concrete Piling Foundation
Rather than pouring a traditional footer, we set individual concrete pilings sized and spaced to carry the load of the structure across the soil conditions present on this McDonald, TN property. This approach is more labor-intensive upfront but dramatically outperforms a conventional footer on unstable ground over the life of the building.
Gazebo & Day Room Framing
With the piling foundation in place, we framed the gazebo and day room structure, a wood-framed build with a metal roof designed to serve as an outdoor living and recreation space separate from the main residence. The structure is visible in the photo above mid-construction, wrapped and ready for the next phase of exterior work.
Connecting Bridge - WIP
The day room sits separate from the main residence, so we are currently building a bridge to connect the two structures. The bridge will provide a covered, accessible connection between the home and the new build, a detail that turns a standalone outbuilding into a true extension of the living space.
Stamped Concrete Walkway
Leaving the main residence, a new stamped concrete sidewalk will lead from the home to the bridge. The stamped finish adds a decorative touch that elevates the look of the whole outdoor connection, tying the concrete, the framing, and the landscaping together into a cohesive finished product.
